How does your Rebate work?

 

It's SIMPLE. As a BUYER and Client of ARG LP You get '2%' or 66% of our Commission up to 3% of the Sales price of the New Home you buy as a Cash Back Rebate ARG LP offers FULL REPRESENTATION - LIMITED SERVICES approach where the buyer performs much of the footwork. This time savings approach allows us to provide the generous Buyer Rebates back to our buyers. Working together saves us time and you money. Typical Rebates start at $2,000 and go over $20,000 depending on the sales price of your new home. Our CASH BACK REBATE is in ADDITION to all PRICE DISCOUNTS and CONCESSIONS offered by the Builder to you. Your Rebate is paid at Closing as a CREDIT  against your CLOSING COSTS (if you prefer) or PAID within 3-5 Days in a LUMP SUM by CHECK or Bank Wire Transfer.

 

Additionally if you use our PREFERRED LENDER you get up to an additional 1% in Lender Paid Closing Costs, making a great deal even better for you! PLUS ARG LP will help you with your offer to try and get as many price breaks and concessions as possible for you.

  Will every New Builder work with a Realtor?

The overwhelming majority of New Home Builders work with Realtors or licensed Real Estate Agents and pay the standard marketing or sales commission of 3%. In rare circumstances some small builders may not work with Realtors and some builders require that the Real Estate Agent escort their client on their 1st visit.

  Can I just get the Builder to discount their New House by 3% if I am not working with a Realtor?

Sure in some cases that may work. But how do you know you're actually getting 3% off? How do you know what the Real Market Value should be on the house you want to buy? Focusing on the 3% Realtor® Commission could wind up costing you THOUSANDS of Dollars.

A market savvy Realtor® on the other hand could negotiate a 5% to 15% price reduction on the same house based upon factors you may not be aware of.  PLUS with DFW New Home Rebate you get up to a 2.5% Buyer Cash Rebate plus PAID CLOSING COST INCENTIVES should you choose to use our preferred lender.

Remember when you work with DFW New Home Rebate, YOU are represented! Your agent's experience, knowledge, and reputation represents strength and leverage on your behalf. Having a Realtor® sends a clear message to Home Builders that they must compete for your business.

Remember Builders can not give cash back to their home buyers after closing without breaking the law.

  How is the Rebate paid?

The Rebate can be paid in cash via check or credited against closing costs.

If you choose a cash settlement please beware that you will be issued a Form 1099 at years end.

  When is the Rebate paid?

If the Rebate is used to offset Closing Costs or the money you need to bring to the closing table, then the rebate money is available to you at closing to reduce the amount of your obligation.

If you elect to receive a cash payment you will receive your check in 3 to 5 days after your closing.  This allows funding to be completed. The Title Company where you close will mail your commission rebate check directly to you. If they mail the check to me, I will post your check on the day I receive it.

  Is there any restrictions on my use of the Rebate money?

You may use the cash for any legal purpose. To buy Window Blinds, New Appliances or for any number of items a typical home buyer may need.

  Full Representation - Limited Service Cash Rebates.

You can receive larger Cash Rebates of 66% (3% Maximum) of the Commission paid by the New Home Builder. At 3% a $250,000 home means a Client Cash Rebate of $7,500! This is in addition to all seller price discounts and concessions being offered! More importantly with ARG you'll know exactly who is paying 5% as builders typically do not share this information with the public.

Limited Realtor Services means we send you listing information, consult with you about various Builders, answer questions you may have and provide advice as needed and you do the footwork with New Home Builders. We can help you negotiate with the Builder once you have narrowed your selection down to get you the best possible price, upgrades, etc. Help you obtain financing (our preferred lender, DFW Lending pays 1% of your loan amount in Lender Paid Closing Costs). Help direct you to Insurance Brokers who have a history of providing the lowest rates in the area with the best coverage's (CLICK HERE FOR AN EXAMPLE OF INSURANCE SAVINGS). Your only requirement is to INFORM the builder you have a REALTOR at your 1st visit. If the Builder requires your Realtor to be present call us and we will make arrangements to meet with you and the Builder. Please email or contact us, ahead of visiting New Home Builders, for our Broker License and Tax ID information that you will need to have to properly register us with the Home Builders you visit.
